Land Development

The Council’s Land Development Team provides a single point of contact on behalf of the Infrastructure Department in order to facilitate seamless development, engineering services and outcomes.

If you are wanting to develop a property the Land Development Team will help you with the following:

  • Provide specific conditions for your Consent in relation to Infrastructure Services
  • Subdivisions
  • Service Connections
  • Vehicle Crossings
  • Engineering Services
  • Engineering Plans Approval
  • Maintain Council’s Engineering Standards for Land Development

The team ensures that the relevant Engineering Standards are adhered to by builders and contractors.

When embarking on a project or development you may want to consider a pre-application meeting.

Consents

When you apply for your Resource Consent through the Regulatory Team, we receive a copy. The Land Development Team then provides the necessary conditions in relation to Infrastructure Services. This includes service connections (water, storm water, sewer) and vehicle crossings.

Engineering Services

We advise the Planning and Building Teams on appropriate engineering requirements as part of the consent and building application process. We also check the Engineering Plans, inspect the physical work on site and advise Planning when the development can be signed off.

Engineering Standards

Together with the Manawatu District Plan, the Engineering Standards set out what the Council requires from people subdividing and developers to address the requirements of both the Resource Management Act and the ongoing management of the District’s assets.
